PRE-TENANCY FESS (ALL SERVICE LEVELS)

Please note these fees are only applicable if the statutory compliance is not undertaken by the landlord and we are required to arrange and facilitate the statutory compliance.

Energy Performance Certificate (EPC)..........................................................................................................................................................£84.00

Domestic EPC assessor to visit the property in order to carry out an assement and determine the energy-efficiency of the property and issues a Certificate Valid for 10 Years

Gas Safety Inspection (CP12)...............................................................................................................................................................................£84.00

A gas engineer to atted the property in order to conduct a visual inspection of gas appliances, the gas heating system and the boiler flue system to ensure the appliances are safe and issue a Certificate that is valid for 12 months

Electrical Installation Condition Report (EICR).......................................................................................................................................£180.00

A electrical engineer to atted the property in order to conduct a visual inspection of the property's wiring and electrics and issue a certificate that is valid for 5 years

Portable appliance testing (PAT) up to ten appliances...................................................................................................................£60.00

An Electrical engineer to attend the property to carry out examination of electrical appliances and equipment to ensure they are safe to use and issue a certifiacte that ius valid for 1 Year

Legionella Risk Assessment (LRA)....................................................................................................................................................................£60.00

A qualified domestic assessor to visit the property in order to carry out an assement and determine the safetly of the water system and issue a certificte

Supply & Installing Smoke, heat and Carbon Monoxide alarms (Cost per unit supplied and installed)......£96.00

An engineer to attend the property to supply and install the required alarms in the relevant positions

Smoke, Heat and Carbon Monoxide alarms testing...........................................................................................................................£60.00

Attend the property to test the available Smoke, Heat and Carbon Monoxide alarms to ensure good working order

Handling local authority property licensing application (If Applicable).............................................................................£120.00

Complete the required local authority licence applaication, supply the required docmentation and submit for approval.

Register landlord and tenant details and protect the security deposit with a government-authorised Scheme.

Should the landlord request any changes to a protected deposit during a tenancy, this covers the costs associated with legal compliance for said request.

Attending the property to welcome the tenant(s), confirm the Inventory and Schedule of Condition, explain the operation of appliances, highlight the location of utility meters, stop-cocks etc. and test that all smoke alarms and carbon monoxide detectors are present and in working order. This is subject to an approved Inventory.

Additional Property Visits: Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property.

Obtaining additional contractor quotes: to cover administration and agents time to obtain each additional quotes other then our preferred contractors or any that you have recommended.( Please note some contactors my chrage a fee for this service)

Contractor to visit the property to carry out a diagnosis on a perticular issue or works needed. Please note Fee is normally wavered if contractor is chosen to carry out the work
